Construction Management At-Risk (CMR)

Early involvement of professional construction managers during design development helps owners increase value while decreasing risk. Meera construction management at-risk (CMR) services provide our clients the benefit of partnering with their architect of choice with our experienced construction managers to gain the best possible professional team. Our construction professionals are well-versed in identifying and averting potential challenges during design to mitigate costly changes during construction. By maintaining constant communication with the owner, A/E and construction team, we manage every stage of the process to ensure the utmost level of quality.

Construction Management Agency (CMA)

Let our experts shoulder the complexities of your project. We will administer contracts, address third-party liability and deliver your project on time and within budget. Meera comprehensive construction management services provide our clients with deep industry expertise, combined with our our uncompromising commitment to quality. By maintaining effective communication between the owner, A/E and construction team members, Meera oversees the process from conceptual design through guaranteed maximum price (GMP) and construction to ensure client expectations are met, if not exceeded.

Design-Bid-Build (D-B-B)

Meera provides design-only services, or competitively bids and self-performs construction services. We work closely with contractors to ensure questions and issues are addressed prior to locking in the GMP, and can also provide owners with our recommendations on which contractor provides the most value

Design-Build (D-B)

With cross-functional collaboration, we self-perform the project from design through closeout to provide a single source of accountability and greater efficiency. Because the design process is more fluid, we can proactively begin the construction process (including identifying and procuring long-lead items) before the design reaches 100 percent, delivering greater speed to market to our owners.

Engineering, Procurement & Construction Management (EPCM)

Our team’s EPCM experience includes both domestic and international projects, where our highly skilled construction project managers, technical architects and engineering leadership apply our extensive construction planning, scheduling and design expertise. We assume responsibility for everything from the site, building design, process design and purchase. Meera also secures equipment in addition to overseeing and coordinating the client’s subcontracts or trade contracts.

General Contracting (GC)

We partner with outside architectural and engineering firms to leverage our self-performing construction capabilities, or hire and manage subcontractors.

Owner Representative

We act on our clients’ behalf, managing project scope, negotiating contracts and overseeing schedule and contractors.

Cost Management

Meera keeps project costs under control by utilizing several processes that add efficiency and value at every stage of the process. Through constant communication and collaboration with members of our integrated design and construction team as well as the client, we focus on identifying and delivering upon key project objectives. We ensure success through increased accuracy in project delivery, especially costing and estimating.

Early Contractor Involvement (ECI)

Even if you aren’t planning on construction management-at-risk project delivery, it’s beneficial for owners to tap into the specialized expertise that contractors can provide prior to design or bidding. Meera offers clients in the public sector and beyond access to our deep industry knowledge early on, providing great value through reduced changes during design to ensure the best possible outcome. Early involvement of professional constructions during design development is a proven way to increase value while decreasing risk.

Owner Direct Purchase

Non-profit organizations and public sector clients can reduce costs of furniture, fixtures, and equipment (FF&E) by taking advantage of their state’s tax-exempt status to purchase items themselves, rather than the contractor purchasing them. This is called Owner Direct Purchase (ODP) and can save thousands of Rupeed in revenue taxes. Your state will require that you follow specific procedures and maintain detailed documentation, so small ticket items are not a good fit for the program. Meera works with its clients to determine a minimum price at which an owner can benefit best from this program.

Owner Training

At start-up, the team reviews and inspects all plumbing, mechanical, fire protection and electrical systems to ensure proper operation. During this turnover phase, Meera also trains owner representatives in the operation and maintenance of each system

Reporting

To keep contracts on time and within budget, Meera manages, stores and tracks all project communications such as transmittals, letters, meeting notes, contracts and change orders. We can also maintain historical data that can both be used for the life of the project and readily referenced in future projects. Meera can also successfully manage all aspects of financial reporting and project management. Our team can process all documents in a paperless manner, which allows for increased efficiencies across all Meera disciplines and provides a cost effective approach to all aspects of Meera business.

Safety Program

It’s no secret that Meera doesn’t skimp on safety. Through Meera award-winning safety program, our team reviews site logistics, constructability, accessibility, and other factors. We then develop hazard prevention plans, or site-specific safety plans, to address all relevant activities, owner activity concerns, evacuation protocols and Process Safety Management. These measures help ensure construction workers, clients and the general public are safe and the project is executed with zero incidents. Regarded as an industry leader in safety, we factor it in from day one by creating a job-specific safety plan for every project. Maybe that’s why we are significantly lower than the industry average in the three key industry benchmarks of safety: OSHA incidence rate, total recordable incidence rate (TRIR) and experience modification rate (EMR).
Meera integrated team works together seamlessly to meet the requirements, which incorporate everything from contractor documentation and training to site-specific safety plans. Our proven success in military projects ranges from multi-story lodging facilities to state-of-the-art gaming facilities.

Start-Up & Commissioning

We test all equipment and processes, and ensure the client operation and maintenance teams are trained before providing as-recorded drawings and owner’s manuals. Our start-up and commissioning services are completed in coordination with the owner’s project team and assigned subcontractors and vendors (if applicable). Because LEED certification requires a commissioning process, and higher certifications require a third-party-commissioning agent, Meera enlists agents early and often to ensure input into the engineered systems is documented, and when applicable, integrated into the design.
